My first home sale wasn’t professional.
It was deeply personal.
I sold my father’s nearly 100-year-old home on my own — the same home my grandparents once owned. I lived there while managing repairs, contractors, inspections, and showings. I even ordered a pre-inspection and methodically worked through the repair list.
I believed I was doing everything right.
It was expensive.
It was emotional.
And occasionally chaotic — like the day I discovered three baby raccoons in the basement sealed inside the chimney while their mother was outside. 🦝
I handled everything myself.
Even when the offers came in.
When the offers arrived, we suddenly had leverage.
But I didn’t fully understand how to use it.
Across the table was a professional REALTOR®. I was negotiating against someone who understood the mechanics of real estate transactions — and I didn’t yet.
The buyers we selected requested additional repairs, even though we had already completed extensive work and had another interested buyer ready to move forward.
So we agreed.
The home sold for $300,000.
Three years later those buyers sold the same home for $355,000.
Was it priced too low? Possibly.
But the bigger issue wasn’t the price.
It was the details I didn’t yet understand:
• Strategic pricing beyond surface comparables
• Negotiation leverage during inspection periods
• Earnest money positioning
• Appraisal dynamics
• Contract sequencing and timing
Real estate transactions are complex — and when the other side has professional representation, the small details become very big ones.
That experience is why I became a REALTOR® eight years ago.
Today I’m licensed in two states and work with the mechanics of real estate transactions every day.
But I also understand something many agents don’t.
I understand what it feels like to sell a home on your own.
Many homeowners choose FSBO because they want control.
Others want to avoid unnecessary commissions.
Those are reasonable motivations.
But selling on your own does not mean you should have to navigate the most important financial transaction of your life without professional insight.
There is a middle ground.
You can remain fully independent and still receive guidance when critical decisions arise.
For example, you can still get professional insight to:
• Confirm your pricing strategy
• Evaluate offers strategically (especially multiple offers)
• Navigate inspection negotiations
• Understand appraisal risk
• Protect yourself contractually
In this role, I am not your listing agent.
I do not communicate with your buyers.
I do not take over your transaction.
I do not replace your independence.
You remain completely in control of your sale.
Instead, I serve as a real estate consultant — stepping in when key strategic decisions arise so you can move forward with confidence.
With my own clients, I am a firm negotiator.
With you, my role is advisory.
I provide perspective, strategy, and contract insight when it matters most.
Selling a home is not just emotional.
It is contractual, financial, and legal.
You do not have to choose between selling independently and having expert guidance.
You can have both.
